Good points. Mind you we were reminded on news reports that places like Carlisle were historically built (and had existed for centuries) in order to be safe from the effects of rain in a county well known for getting lots of it. What's happened in recent years is unprecedented, so they could perhaps be forgiven for thinking, especially if they bought 20 years ago, that they were not at risk. And with the growing number of flash flood incidents, the finer points of topography rather than just geography will have to be understood by housebuyers choosing a house that they hope will be safe from flooding. And since housebuilders and other developers are building in flood plains and/or affecting how water can drain away across the land, there's that little bit of crystal gazing to be mastered also.helen&tony wrote:Hi

It's not enough that industry ruins the environment with pollution, and we drive around in cars belting all manner of gunk into the air, we have to destroy everything "in the march for progress"
The changes in weather pattern have been printed for us to read many years ago, and we still blither about doing anything....well....as the phrase goes "Live the Dream"....the advertisers love that hackneyed bullshine phrase, and, boy are we living it....get used to the "NOW" weather....it was foretold!
Ah....and whilst on the subject of human stupidity, look at where the greed has got us...with no land available, the modern "experts" in building are putting up new constructions on flood plains, old watercourses which had dried up (temporarily, as it seems), reclaimed marshland (what plonker thought up that one)...just because the Dutch have the brains to do that properly, it doesn't mean that John Bull can do the same!!!!!....
Flooding is a dreadful thing, and I feel deeply sorry for those affected, but having seen it once, I always buy a house with geography in mind....
