When i wrote that i did consider that i was maybe being harsh.... I am looking at the low end of the market, but at £3k surely i can expect a well used but well cared for van? I was quite angry that he would allow me to drive away in the van with that fuel leak with my 15 month old daughter in it......

an interesting twist, the van had a new mot appear on the website on friday 3rd of feb, no mention of the fuel leak or power steering leak, still has an oil leak. Yup unconverted is definetly the way I'm going now, although a hookup and leisure bettery set up would be useful for winter heat and camp sites...

Thanks for the welcome :) I think the plan will be get a good awning and use good portable camping equipment, maybe fit a fridge as we have a toddler and adjust the van from there. I like bbq's so its a good excuse just to do that ever night :) I did have plans to convert, but maybe the simple life ...
